A practical Mumbai resale-flat renovation guide covering site checks, society access, sequencing, scope and handover.

Inspect before choosing finishes

A resale renovation begins with the existing condition, not the colour palette. Record signs of dampness, leaks, damaged surfaces, ageing wiring and changes made by previous owners. Have appropriate qualified professionals assess structural, electrical and plumbing concerns. Photographs help establish the starting condition, but they do not replace an inspection. Avoid covering unresolved moisture or service defects behind new cabinetry.

Agree what stays and what changes

Prepare a retained-items schedule for doors, flooring, sanitaryware, appliances, furniture and storage. Mark proposed changes on a measured plan. Separate repairs from aesthetic upgrades and show demolition as a defined scope. Moving a sink or changing a kitchen layout may involve more than carpentry; ask the team to map dependencies before finalising the estimate.

Confirm society and building requirements

Ask the society or building manager about permitted working hours, access rules, protection, debris movement and any approvals required for the proposed work. Record who handles each step. These requirements vary by building and scope. Do not assume that a general interior quotation covers structural modifications or the permissions they may require.

Plan the order of trades

Discuss a sequence that resolves defects and completes necessary service work before final finishes and cabinetry installation. Include inspection points before concealed work is closed. Confirm appliance dimensions before producing cabinets. Coordinate flooring levels, door clearances and cabinet installation so one trade does not damage completed work from another. Ask for a written programme with dependencies rather than an unsupported completion promise.

If you are living in the flat

Discuss dust separation, protected routes, temporary cooking arrangements, storage and access to a usable bathroom. Some work may require you to move out temporarily. Agree with the project team what can be safely phased and what cannot. Document the daily clean-up expectations and where tools and materials may be kept. A phased occupied-home project has different constraints from an empty flat.

Close with a room-by-room handover

Walk through the agreed scope, operate doors and drawers, check finishes and request the relevant installation and product documents. Record pending items with an owner and agreed follow-up date. Keep approved changes alongside the original quotation. For a first discussion, share your locality, floor plan, current photographs, occupancy needs and the work you want to retain.
